Ex-MLB Star’s Rent Dilemma: Swinging for Survival in Burger Busines

Kim Byung-Hyun’s hamburger shop
Spends 12 million won (about $10,200) on rent alone
Opened after secretly signing a lease

Kim Byung-Hyun, a former Major Leaguer who played for the Arizona Diamondbacks, Boston Red Sox, and Colorado Rockies, has been living his post-retirement life as a restaurant owner, serving ramen and hamburgers since 2015. His financial struggles are mainly due to the high rent he pays.

On the KBS 2TV show “Boss’s Ears are Donkey Ears,” aired on the 15th, Eun Hyun-Jang, a representative, visited Kim Byung-Hyun’s shop to offer solutions. Eun is known for providing free consulting to restaurants in crisis on his YouTube version of “Alley Restaurant.”

After inspecting Kim Byung-Hyun’s hamburger shop in Daehak-ro, Eun made a shocking statement, saying, “If the business goes well, I will support you.”

When Kim Byung-Hyun revealed that his monthly rent was 12 million won (about $10,200), his monthly sales were 60 million won (about $51,000), and he had eight employees, Eun was shocked. Eun analyzed, “Rent should be 7% of sales. With the current sales, the rent should be 4.2 million won (about $3,570). If the rent is 12 million won, you must sell 200 million won (about $170,000).”

Eun pointed out that if Kim Byung-Hyun did not operate his hamburger shop in Daehak-ro, he would still make 12 million won sitting still. Kim Byung-Hyun confessed, “My wife was crying, asking ‘Why are you doing this? You promised to make me happy.'”

Watching the video in the studio, Kim Byung-Hyun confessed, “Honestly, I signed the contract and started without telling anyone.”

KBS

Kim Byung-Hyun had previously been scolded by experts for managing the hamburger shop last year.

On the official opening day, the condition of the employees was not good, making normal operations difficult, but Kim Byung-Hyun stubbornly pushed for the opening. He even set an unrealistic daily sales target of 3 million won (about $2,550).

He served customers confidently as if there were no major problems, but there were many mistakes. Also, he even delivered food to customers without providing basic utensils. He also had to ask customers several times because he couldn’t understand the menu they were ordering.

At the time, Kim Byung-Hyun forgot orders because there were so many. He blamed the customers who ordered a lot, not his own mistake, which shocked the viewers.
